Vintage 1963 Mary Mag-Powr's Magic Doll House w/ Box - Nice Overall Condition

For your consideration is a rare Mary Mag-Powr's Magic Doll House. This was produced by Mag-Powr Games in 1963. In my many years of toy buying and selling, I'm not sure I've ever before come across this set. This set includes a lot of things so please read the description. The base board and roof pieces are in very nice shape. The roof piece includes the small pieces of cardboard that would have been punched out when first assembled. The base does show some wear to the paper lithograph - particularly at the corners where the legs would be attached. All four legs are included, but two of them have the top "layer" broken off so they don't stick too well to the base. Hard to explain so check out the close-up photo of the legs. Both magnetic wands are included. I can't imagine why magnets wouldn't work, but I tested them out and they move the two people very nicely around the board. The cardboard walls are in nice shape. They do show some minor wear from careful playing, but for their fragility they appear in very nice shape. I didn't see any major tears, and all clear windows are intact. There are several doors included. Some are intact in their frames while others are loose and look to maybe have broken pegs. The pegs used to anchor the walls to the board are, I think, all intact. When assembling this for photography, I didn't assemble the fireplace section as I wasn't quite sure how it fit in with the other components. There are a ton of small pieces here so check out the photos. The box is in overall nice shape for this toy's age. The box bottom is solidly intact. The lid is in nice shape, but does have two split corners. Two of the corners look to have metal supporting brackets glued to them. I'm not sure if this was original from the factory or added later. A third has fallen off and is included with the set. There is a brittle piece of paper included regarding taking care of the toy. I'll ship this with the paper inside of a heavy envelope to ensure it stays in decent shape.
This is pretty scarce, and I'm not 100% sure how to price it, so feel free to make an offer.
